20 STEPS TO HELP YOU SELL YOUR HOME
- FIRST IMPRESSIONS ARE LASTING IMPRESSIONS - An inviting exterior insures inspection of the interior. Keep your lawn trimmed and edged - the flower beds cultivated - the yard free and clear of clutter.
- DECORATE YOUR HOME FOR A QUICK SALE - Faded walls and worn woodwork reduce desire. Do not tell the prospect how the place can be made to look -- show him by redecorating first. A quicker sale at a higher price will result.
- CLEANLINESS IS NEXT TO GODLINESS - Bright, cheery windows and unmarred walls will assist your sale.
- FIX THE FAUCET - Dripping water discolors the enamel and calls attention to faulty plumbing.
- CLOSET ILLUSION - Clothes properly hung, hats and other articles neatly placed, will make your closets appear adequate.
- DEAR TO THE HEART IS THE KITCHEN - colorful curtains in harmony with the floor and counter tops add appeal for everyone in the house. Keep oven spotless. It almost always gets inspected.
- CHECK AND RECHECK YOUR BATHROOM - Bright and clean bathrooms sell many homes. Keep toilet lids down!
- FOR THE REST OF YOUR LIFE - Bedrooms are always outstanding features. Arrange them neatly. Clutter kills!
- CAN YOU SEE THE LIGHT? - Illumination is a welcome sign. For after-dark inspection, turn on your lights from the front porch on through. The prospect will feel a flowing warmth otherwise impossible to attain. Also, use lights in daytime for rooms that are not bright.
- THREE'S A CROWD - When the Realtor and the prospect arrive, you should greet them courteously, then disappear. Children and pets should be kept out of the way. Do no volunteer and comments unless asked by the Realtor. If possible, it is best not to be present during showings.
- MUSIC IS MELLOW - But not when showing the house. Shut off the radio or TV -- it distracts. Let the salesperson and the buyer talk, free of such disturbances.
- LOVE ME - LOVE MY DOG - This does not apply in house selling. Keep pets out of the way -- preferably out of the house.
- SILENCE IS GOLDEN - Be courteous, but do not force conversation with the prospect. They are there to inspect your house -- not to pay a social call.
- BE IT EVER SO HUMBLE - Never apologize for the appearance of your home. After all, it has been lived in. Let our trained sales person answer any objections that are raised. This is our job.
- IN THE SHADOWS - Please do not tag along with the prospect and the salesperson. They know the buyer's requirements and can better emphasize the features of your house when alone. You will be asked if needed.
- A WORD TO THE WISE - Do not discuss price, terms, possession or other factors with the customers. Refer them to us. We are better equipped to bring negotiations to a favorable conclusion.
- OUR REQUEST - We ask that you show your house to prospective customers only when accompanied by a salesperson. Your cooperation will be appreciated and will lead to a more prompt consummation of the sale. If someone would like to see your home, simply give them our card and we will set up the showing for them.
- THINK SAFETY - Homeowners learn to live with all kinds of self-set booby traps: roller skates on the stairs, festooned extension cords, slippery throw rugs and low hanging overhead lights, Make your residence as non-perilous as possible for visitors.
- MAKE ROOM FOR SPACE - Remember, potential buyers are looking for more than just comfortable living space. They're looking for storage too. Make sure you garage and basement are clean and free of unnecessary items.
